I'd use the sync rate speed.
Most providers cap your speed a little lower than the max to ensure stable transfer rates.

Turns out all my neighbours are on 2.4GHz frequencies, and I had the TP-LINK only on 5GHz. Now it sees their signals.

Maybe the fact that the other wireless network is the DIR-890L about 1m away sways the results. The kids love the range of the DIR-890L as their access point. I see one wifi network on the page, however my devices see a few more. Does Gargoyle lock into the strongest other network and ignores the others?
